HOMES BECOMING MORE ARTISTIC

Today’s homes are expressing the creative tastes of their owners in very unique ways. An increasing number of professional artisans throughout the country are creating murals on walls of bedrooms, family rooms, dens. They are usually specifically designed for the homeowner’s family, often incorporating personal elements, or art that reflects a favorite hobby or activity. Some homeowners use high-end plastering and texturing techniques to walls and ceilings to add an artistic feel to their homes.

Even a crowded and messy garage can be transformed into an artistic delight. There are now firms that specialize in creating new surfaces on garage floors and driveways or giving floors the appearance of liquid granite. They offer a wide range of materials and effects that can be used, including glow-in-the-dark flakes, sparkles, glitter and fluorescent colors. Other design elements are often incorporated into the surface. The cost for such surfaces varies with the size and type of surface desired, but typically it’s about $4 per foot.

Park City Real Estate Statistics

The Park City Board of Realtors published the latest statistics comparing January through September 2009 versus the same time period in 2008;  http://bit.ly/HpRRZ. Looking across all property types; homes, condos, land, and commercial in Summit County, the Total Volume of Sales was down 33.6% when compared to 2008, however the Average Sales Price dropped only 5.3% for this same time period; indicating that the Park City real estate market is weathering the economic turn-down better than other areas in the US.

 

In fact, for high end real estate over $2M, the Pended sales have increased in the last 6 months. The chart below shows activity from July 2006 to September 2009 for condominiums, homes and land. You can see that in October 2008 when the economy experienced a meltdown that sales took a big hit. From February 2009 sales have been slowly increasing each month. Prices in the Park City/Deer Valley area are still down, but clearly buyers have been taking advantage of this opportunity to find good values. Park City Pended Sales

THE BEST RESORT TOWNS

 Living in a resort area can give you countless opportunities for outdoor recreation, wildlife viewing and cultural enjoyments.  But all resort towns are not created equal!  Here are the characteristics of the best.

 

The natural environment offers a variety of outdoor activities.  The best resort towns offer beautiful mountains for climbing and skiing, trails for biking and horseback riding, lakes, rivers or oceans for boating and fishing, tennis facilities and at least one eighteen-hole golf course.

The best mountain resort towns include excellent hotels, ski resorts, restaurants, shops and art galleries.  Property values will continue to grow in an environment that offers a delightful place to live and play.

Home sales should be high, the inventory of homes relatively low and home prices on the increase. These are signs of a healthy real estate market and a good long-term investment.

With your real estate agent’s assistance, you should be able to choose a town that exemplifies these features.

STANDING OUT AMONG THE CROWD

Spring, the best season for home selling is here.  How do you get real estate agents and buyers to notice your home in the midst of an accumulating number of local “For Sale” signs?  How can you draw attention away from the competition?

 

First, prepare your home before you list it. Get your home into prime showing condition by investing in needed repairs, fresh paint, yard work and a deep cleaning inside and out.  Ask for staging advice from your real estate agent.  Schedule a home inspection if you want to obtain an objective evaluation by a licensed professional.

 

Avoid overpricing your property!  An inflated asking price can undermine any chances you have of attracting buyers in a slowing market.  Work closely with your real estate agent to decide on a realistic asking price and create a comprehensive marketing strategy.  Be willing to discuss any and all offers with your agent, and be as flexible as possible relative to the terms of the sale.

SAYING THANKS TO YOUR REALTOR

You leave the closing feeling pleased with the way your agent handled the sale of your home.  It was priced well, and by following your Realtor's advice on how to show your home to its best advantage, you sold it quickly.  The agent followed up with the lender and the appraiser to make sure things went smoothly.  You had heard stories from friends about their stressful moves, and you are relieved and happy that you were spared any serious mix-ups.  How do you say, "Thanks for a job well done!" to your Realtor?

 

Realtors depend on referrals for a big part of their business.  A Realtor who has served you well will probably do a professional job for your friends or colleagues.  The nicest thing you can do for a good Realtor is to pass his or her name on to prospective buyers or sellers.  A recommendation is the best compliment and gesture of appreciation you can offer.
