Utah is out of liquor licenses!

Utah is completely out of new liquor licenses, and not a single, solitary club liquor license available for all of Utah.The Utah Department of Alcoholic Beverage Control's board of commissioners issued the last of the highly coveted licenses this week, and sent three applicants home empty-handed.

Full-service liquor licenses for restaurants are also in short supply, with just 14 remaining. How will this affect our winter visitors and tourism industry, what about the  supply of good quality restaurants and how will it impact future bars and restaurants needing a full service bar to be competitive?  Read more

Despite the lingering recession in the US, the economic outlook for Utah is better than most of our neighbors; Utah should see increased economic stability in the next 12 months due to a strong population growth, lower living costs, high quality education and world class recreational amenities. The graphs above show the national pending sales (in escrow) compared to the Park City real estate market .

Further, the most recent Park City real estate statistics confirm that, while our RE market is still behind 2008 sales, the overall trend for housing is improving with both ‘pended’ and ‘sold’ properties increasing each and every month. UPPER-END HOME SALES REMAIN BRISK

Even though the housing market has generally cooled down to a more normal volume of sales and price appreciation, one niche is still selling briskly – the multi-million-dollar homes. 

            The same type of increase is experienced in many other markets.  One factor in the growth could be that median prices of all homes have risen, pushing more homes into the luxury end.  Also, inventory is up across the board.  But at a time when the overall number of home sales has declined in many markets, the number in the ultra-high range has continued to grow.

            “The segment of high-end buyers won’t be immune from the unfolding travails of the rest of the market, but it will weather those difficulties much better than it has historically,” said Mark Zandi, chief economist for Moody’s Economy.  The increasing numbers of step-up home buyers are often particularly persistent in finding and purchasing their next dream home.

A private spa has almost become a basic feature in upper-end homes and showers must have multiple sprays and shower heads and even waterfall fixtures that mimic rainfall. Upscale kitchens often include a butler’s Pantry, along with state-of-the-art upgrades such as drawer refrigerators and drawer dishwashers. “Smart-house” technology is an integral part of luxury homes and high-tech home offices are standard with many featuring dual “his and her” spaces. More sought-after amenities are exercise rooms, special “meditation spaces” and home theaters. The most dramatic changes have appeared in garages. They’ve become huge, accommodating multiple vehicles and may include cabinet systems, artistic flooring and appliances.
