Deer Valley had great skiing over President’s weekend!

By Delia Reece
Feb 23, 2009

Deer Valley had great skiing over President’s weekend and through the 21st. There were two wonderful powder days at Deer Valley and four fantastic sunny days when the weather was warm enough to be comfortable while skiing; but cold enough to keep the snow for almost perfect skiing.  Deer Valley hit the century by making the 100 inch snow base that week.

SECURING YOUR HOME WHEN YOU ARE AWAY

By Delia Reece
Feb 23, 2009

A few simple precautions can reduce your vulnerability to burglary or vandalism while you are away from home, whether you leave for a few days or for an extended period.

It is a good idea to make your house appear to be occupied.  If you are away overnight, leave a few lights burning. When you plan to be away for an extended time, you should consider buying an automatic timer that will turn your lights on and off at preset intervals.  Don't let newspapers, mail, or other deliveries pile up at your front door.  Let your next-door neighbors know you will be away and ask them to keep an eye on your house.  You can also ask the police to drive by and check your home periodically. Be sure to lock your windows and double lock the doors before you leave.  These precautions will contribute to your peace of mind and help you relax and enjoy your travels.

Offering local favorites from the European Alps, in the heart of Deer Valley. Every Wednesday, Thursday and Friday evenings from 6 to 9 p.m., Fireside Dining at Empire Canyon Lodge features four courses served from our stone fireplaces. Visit one fireplace to find our first course of warm Swiss raclette cheese accompanied by steamed new potatoes, house marinated pearl onions, cornichons, cured Italian and Swiss meats, freshly baked baguettes and condiments including house-made mustards and chutneys. Continue to the next fireplace for simmering stews and fricassées made with hearty Alpine ingredients such as veal, venison, chicken, beef short ribs, quail, wild mushrooms, leeks, roasted tomatoes, root vegetables and fresh herbs. Served with these, are our hand-grated, crisp, buttery potato rösti - a Swiss staple. Here, also find our field green salad tossed with a champagne red onion vinaigrette and served with homemade ciabatta bread. Another fireplace serves leg of lamb, roasted slowly by the fire, brushed with fresh herbs and seasoning, accompanied by dutch oven specialties, polenta or three onion risotto.

At our dessert fireplace, tempt yourself with chocolate, caramel and white chocolate Grand Marnier fondues. WHEN IT'S YOUR INVESTMENT

By Delia Reece
Feb 16, 2009

When you own an investment property, your goal is to get the highest monthly rental with the lowest vacancy rate.  How can you accomplish this?

Keep your property in good condition while you are trying to rent it and after the tenants move in.  A property that looks its best when it is being shown attracts the best tenants. If you work to keep it that way, your tenants are likely to stay around.  When something needs to be repaired, be sure the tenants know whom to call to get the job done, and follow up with them to confirm that the repairs were done properly.  Arrange for periodic inspections of the property to check for leaking roofs or pipes, termites, mold, defective wiring or malfunctioning appliances.  If you are an absentee landlord, hire professionals to keep a close eye on your investment.  Consider hiring a reputable property manager who interviews prospective tenants and diligently checks their financial and renting history.

THE FINAL TOUCHES

By Delia Reece
Feb 09, 2009

The moving van has just pulled away from the home you have sold.  You are exhausted from packing all of your household goods, and the last thing you feel like doing is cleaning your home from top to bottom for the new owners.  But leaving your home impeccably clean is one of the most important things you can do to ensure a smooth closing. If you are too tired to do the cleaning yourself, calling a professional cleaner will be worth the investment.

Your buyers will do their "walk?through" inspection before the closing to make sure that the functional systems are in working order and that the agreed-upon repairs were made.  They will feel reassured about the whole process if they walk into a spotlessly clean house. Moving is always an anxiety- provoking time for both buyer and seller.  Handing the buyer a clean home is a cost-effective way to provide for a smooth transition.
