The plumbing is one of your home's most mysterious systems.  Plumbing is hidden in the wall, so repairs can be expensive.  Prospective buyers are often frightened away by evidence of leaky pipes, ceiling stains below shower pans, or antiquated bathroom fixtures.

 

If you are planning to sell your home, it is a good idea to solve your plumbing issues before you place it on the market. Take care of any cosmetic damage that leaks may have caused after the plumber has finished his work.  Plumbing repairs are cost effective, and most sales agreements call for all systems, including the plumbing, to be in working order.  If you have a problem, you will probably have to repair it before the closing anyway, so by doing it ahead of time, you eliminate that issue.  Plumbing that is in top condition will make your home appear to be well cared for and will make it more attractive to potential buyers.

You can potentially earn an even greater annual return from your investment if you buy in an area where homes are appreciating more dramatically. Investing in well-considered home improvements can yield greater profit when you sell.

Deer Valley, Ranked #1 in North America -Third Year in a Row

Deer Valley has been named the best ski area in North America by the readers of SKI Magazine for the third year in a row. According to Deer Valley President Bob Wheaton, the resort topped five categories including Guest Services, Slope Grooming, On-mountain Food and Dining. As always, Wheaton deferred all of the credit for the honor to his staff. "I am very pleased and proud of the staff that earned this award," he said. Each year, SKI Magazine sends 20,000 ballots to its readers and also collects votes online. According to Wheaton, Whistler Blackcomb in British Columbia, Canada earned the No. 2 spot and Colorado's Vail took third. In the 20-plus years that SKI has been conducting the poll, only Vail has matched Deer Valley's hat trick.

Buyers’ remorse is that mysterious condition that causes you to clutch your head with both hands and moan, “What was I thinking?”  This malady can appear shortly following the signing of a rather hefty check.  Before you panic, consider these preventive measures.

 

Combat buyer’s remorse by doing your homework in advance.  Feelings of uncertainty and loss of control are minimized when you take the time to prepare.  Evaluate the local real estate market and ask for a comparative market analysis from your agent to alleviate any nagging suspicions that you are paying too much.  Make sure the property you are considering has been thoroughly inspected and you are equipped financially to meet the cost of any repairs.  Realistically review your finances one last time.  When you find the house of your dreams, make a list of all the reasons this house is right for you.  Diffuse any needless concern by keeping both feet firmly on the ground.
