Park City/Deer Valley Real Estate 3rd Quarter Stats

By Delia Reece
Oct 27, 2010

The 3rd Quarter Real Estate Statistics are in for Park City/Deer Valley Real Estate sales and the rest of Summit County, these results have confirmed a consistent trend in 2010 of increased Sales Volume, up 37%  YTD over 2009;  Number of Transactions increased to 1,063 versus 764 YTD compared to 2009.  However Median Price YTD 2010 versus 2009 across all categories and areas is still flat and ‘bumping around the bottom’, we have not seen consistent pricing increases to date. Below are some of the key data points.

All Categories and All areas of Summit County:

Park City/Deer Valley  Homes & rest of Summit County – Sales Volume +13.3%; Median Sales Price -17%

Park City/Deer Valley Condos & rest of Summit County  -Sales Volume + 93.8% ; Median Sales Price -7% (without St. Regis sales)

  • Vacant Land - Sales Volume + 24%  ; Median Sales Price -27% ; Nearly 30% of all sales in 2010 were either Short Sales or Bank Foreclosures, even though distressed inventory represented only 10% of the total properties listed.
  • 60%-80% of all transactions were Cash buyers
  • Based on the number of sales, the real estate market ‘bottomed’ in 4Q 2008
  • The Park City Real Estate Residential sales will probably hit $1.1B by the end of 2010; roughly the same as 2005
In summary, our real estate market has bottomed and inventory is getting snatched up due to distressed sellers. We are hopeful that we will continue to see small improvements in 2011, and compared to other asset classes, the Park City/Deer Valley real estate market offers good diversification at a historical value now.

Canyons Expansion Make It the One of Largest Ski Resorts in Nation

By diana
Oct 26, 2010

The Canyons expansion is on schedule to be finished for opening day, making it the third largest ski resort in the United States.  The addition of 300 new acres in the Iron Mountain area and a new lift made this possible.  Canyons was already the largest ski resort in Utah but now it rivals Vail Resort and Heavenly Ski Resort.

Canyons also spent money improving the resort's snow making abilities, with a new reservoir that will double their capacity to make snow on the whole mountain.  They have also torn down some buildings which blocked access to the base area for skiers on the north side of the mountain.  Canyons officials now call that area the "ski beach."  A new restaurant in the Grand Summit Hotel called The Farm will also be opening during the winter season.

If that weren't enough they also added a new high-speed lift where the base of the gondola had been, featuring heated seats and pull down enclosures.  Making the ride up the mountain much faster.  Todd Burnette the vice president of marketing said "Everything that we're doing here is really designed to try to improve the guest experience."  Now Park City can tote the 3rd largest ski resort in United States, #1 ski resort in North America with Deer Valley, and #2 ranked ski resort with easy access in Park City Mountain Resort!  We love our mountain town!

Deer Valley Real Estate Tip of the Week: Why use a Realtor?

By Delia Reece
Oct 25, 2010

And I Should Use A Realtor Because…?

You can buy or sell your home all by yourself, true, but there are reasons to use a Realtor that can’t be found lacking, not the least of which is time. A full time Realtor is just that, full time. Their days are spent showing homes to potential buyers and marketing the homes of sellers. They don’t have to stop in the middle of their busy schedule to run show the house or make the time to be there if a repair needs to be made. A Realtor doesn’t have to cut short a meeting to meet the carpet guy at the house or make sure the dog is in the carrier so someone can take a look. It’s what they do and while, yes, they do charge a fee, it relieves the seller of so much of the extra work of selling a home; most feel it’s more than well worth it. A Realtor brings a wealth of experience in advertising techniques, organizational skills and inspections, screening prospective buyers and negotiating terms. He can also be an invaluable sounding board during emotional, stressful times, when you need an objective opinion.

Deer Valley Specialist Real Estate Tip of the Week: Home Accents

By Delia Reece
Oct 18, 2010

Home Accents that Shine

You’ve prepared your home for sale; the floors the walls and furniture are spotless.  Neutral colors abound.  So where’s the pizzazz?  Use your accessories to dazzle potential home buyers and enhance the look of luxury for your home.  Neutral furniture, such as beige or off white sofas and chairs will pop with a few silk throw pillows arranged artfully as well as beautiful jewel tone cashmere throw.

Let them get a feel for the spa like bathroom, with its candle scented atmosphere, Jacuzzi and spa touches like bright white fluffy towels just waiting to be touched!

An overstuffed ottoman in front of a chair invites the buyer to come on in and put up their feet in front of the fireplace or bring a book to the deck’s outdoor living room.  When a buyer’s coming, nothing will say ‘home’ to them like the smell of cookies or fresh popcorn as they walk in the door.  It tells them this is a place ‘I can relax and get away from the hustle and bustle of the world outside, have my cookie or my glass of wine by the pool and just kick back with my shoes off and enjoy the scenery.’
