DON'T OVER-IMPROVE YOUR HOME

            You have received some extra cash you were not expecting and have decided to remodel your home.  If you are planning a major renovation, take a few sensible precautions before having plans drawn up and signing on the contractor's dotted line.

            Whenever you do any significant remodeling, you run the risk of over-improving your home in relation to other properties in the neighborhood.  I will be glad to provide you with a comparative market analysis of what your home is worth.  I can tell you about local market trends and discuss the recent sales of comparable homes in your area.  If properties in your neighborhood are experiencing healthy price appreciation, doing some major remodeling to improve your home might make sense.  However, if there is not much difference between the prices of remodeled homes and those that have not been renovated, expensive changes may be hard to recover if you sell your home soon.

MAKING AN OFFER ON A UNIQUE HOME

Negotiating the purchase of a luxury home is a fine art.   Only a qualified real estate agent with a reputation for closing high-end transactions can negotiate the best deal with the necessary expertise, sensitivity and discretion.

Before you make an offer on a home, schedule professional inspections of the house, fire, security and septic systems, so you have an objective evaluation of the condition of the home and grounds.  Have an attorney review the title search and clarify any outstanding issues relative to easements, boundaries, water and mineral rights or liens against the title. Read the seller’s disclosure statement carefully, and ask your agent to explain any items you don’t understand.  Set a limit on the maximum dollar amount you are willing to pay for the property, so your realtor is operating within pre-established guidelines when negotiating price on your behalf. 

Stay in close communication with your agent while the terms of the offer are being resolved.

Get your home into prime showing condition by investing in needed repairs, fresh paint, yard work and a deep cleaning inside and out. Ask for staging advice from your real estate agent. Schedule a home inspection if you want to obtain an objective evaluation by a licensed professional. Avoid overpricing your property! An inflated asking price can undermine any chances you have of attracting buyers in a slowing market. Work closely with your real estate agent to decide on a realistic asking price and create a comprehensive marketing strategy. Be willing to discuss any and all offers with your agent, and be as flexible as possible relative to the terms of the sale. Park City Athletes Win Olympic Medals

The 2010 winter Olympics in Vancouver was a record setting venue for American athletics with 37 medals won. Park City, Utah, represented America well with 10 medals won by Park City residents.

Lindsey Vonn won a gold medal in the Downhill

Steve Holcomb won a gold medal in the Four-man Bobsled

Chad Hedrick won a silver medal in Speedskating Team Pursuit

Jeret Peterson won a silver medal in the Aerials

Brett Camerota won a silver medal in the Nordic combined Team Relay

J.R. Celski won a bronze medal in Short Track 1,500

Bryon Wilson won a bronze medal in the Moguls

Shannon Bahrke won a bronze medal in the Moguls.
