The Park City Ski Season is Here

With Deer Valley Resort opening this weekend all three Park City ski resorts will be open and ski season will officially be under way.  With SKI Magazine's recent publication selecting all three of Park City's ski resorts in the top 20, plus Deer Valley as #1, the word is out and reservations are coming in.  Reservations for the 2011-2012 ski season are way ahead of last season, so early planning for your ski vacation is recommended.  If you missed coming out last year this is a great year to come due to many renovations and improvements at Park City Mountain Resort, Deer Valley Resort, and the Canyons which also added two new slope side restaurants.

Deer Valley Specialist Real Estate Tip of the Week: What Every Contract Should Have

Whether you’re writing your own contract or using a pre-printed one, every contract should have specific basic elements.  Include, of course,  the address of the property and contingencies, financing terms and purchase price, and closing date.

Other specific elements a contract must contain are:

Disposition of deposit: Who gets the binder/good faith money if the contract is terminated?  It varies with the circumstances, such as a home inspection that does not meet the buyers satisfaction or the seller not being willing to make the necessary repairs (buyer gets the binder back)  or such as the buyer not being able to be approved.

Seller’s Responsibilities: Include passing clear title of the property, maintaining the present condition until closing, making any agreed upon repairs.

What Stays: What fixtures and personal property remain after closing.  Make your list written, not verbal and be specific.  If you ask for the curtains for example, make sure you include the hardware that holds them up.

Final Walk Through: This is your chance to make sure the house is in order before closing.  When you write the contract, it  should be specific about what exactly happens  should the walk through be unsatisfactory to the buyers.

After Thanksgiving Weekend Events in Park City!

It is Black Friday and that means you have either been up since 12am this morning shopping or you are forgoing the madness and recovering from Thanksgiving!  Well, to help you work off that turkey Canyons Resort is officially open today for the 2011-12 ski season!  So, now with Park City Mountain Resort and Canyons Resort open there is no excuse not to go up, unless you are a Deer Valley Resort die hard and want to wait for their opening on December 3rd.

Here are our picks for other fun things going on this weekend:

Monthly Gallery Stroll - It is the last Friday of the month so time for the Monthly Gallery Stroll from 6-9pm on Main Street.  The Friday night stroll is a free community event for anyone that wants to enjoy light refreshments along with an exciting art scene.  Visit any of the participating galleries on Main Street to pick up a free gallery guide.

Imagine: Remembering the Fab Four - The Egyptian Theatre on Main Street will present: "Imagine: Remembering the Fab Four," a Beatles tribute band on Friday through Sunday.  Showtimes are 8pm on Friday and Saturday and 6pm on Sunday.  Tickets range from $20 to $40 and are available at: www.parkcityshows.com.

Rich Wyman CD Release Party - Popular local musician Rich Wyman will play a CD release concert at Molly Blooms  at Kimball Junction on Friday and Saturday nights starting at 9pm.  His new CD is called: "Songs I Wish I Wrote," and all ages are welcome to attend.

Park City Film Series - This week the Park City Film Series presents, "Bill Cunningham in New York," a film about the New York Times photographer Bill Cunningham, who has been chronicling fashion for decades.  This film is not rated and will be shown at the Park City Library and Education Center.  Showtimes are at 8pm on Friday and Saturday and 6pm on Sunday.  Visit www.parkcityshows.com for more information.

Sundance Resort Named One of World's Best Hotels

Fodor's annual 100 Hotel Awards for 2011 are out and Sundance Ski Resort was named as one of the world's best hotels against vacation properties from around the world.  For the first time Fodor's opened the competition to locations outside the United States, making the award even more impressive.  Sundance Resort won in the category of Best Local Flavor, ranking with hotels and resorts in Switzerland and Greece.

Fodor's Deputy Editor, Erica Duecy said, "What we liked about Sundance was its vision of incorporating art and nature into the resort, and the interesting cultural programs as well as a beautiful terrain."  Sundance Resort has received numerous state, national, and international awards since it first opened more then 40 years ago.

Deer Valley Specialist Real Estate Tip of the Week: Closing Fees

All closings come with fees. There’s no way around them.  Your Realtor will explain them to you so you know as you’re going over the settlement statement, and here are some of the costs that will be covered.

Fees that will be going to third parties are generally firm.  Fees for the title search, appraisal, attorney’s fee, credit report and title insurance are set.  However, be careful and always ask. Unfortunately there are less than reputable lenders out there who could overcharge you for these services.  Find out how much a credit report usually costs and compare it to what you’re being charged.

Fees for service such as courier, or express mail and other administrative chores can be reduced as well.  National Association of Mortgage Brokers will tell you, “You name them, they’re negotiable.”

One last category that industry insiders not so affectionately refer to as “junk” fees are excessive processing/documentations fees charged by unscrupulous lenders.  Be sure your mortgage company is not charging you twice for the same service.  Examples are settlements costs, underwriting fees and application fees, all of which are just different names for the same service.  Your Realtor will be more than happy to help you with these and any other questions you may have!

Park City Weekend Picks for Fun Nov. 18-20

Ski season officially starts this weekend with Park City Mountain Resort opening on Saturday.  They announced that 3 lifts and about 6-7 runs will be available to ski or ride on opening day.  Plus, with a forecast of snow Friday night and Saturday morning, conditions should be just right!  So, get those skis and snowboards tuned and ready to hit the slopes; winter has officially begun.

Here are our picks for weekend events in Park City November 18-20:

Park City Film Series - This week The Park City Film Series is featuring Mike Mills' "Beginners," rated R, at the Jim Santy Auditorium at the Park City Library.  The film is a drama/comedy about how deeply funny and transforming life can be, and features actor Ewan McGregor.  Show-times are Friday and Saturday at 8pm and Sunday at 6pm.  Go to www.parkcityshows.com for more information.

"Are We Not Men" at the Egyptian Theatre - Park City's annual competition, "Are We Not Men? Feats of Brute Strength and Masculinity," to name "The Manly Man of 2011," will be held Saturday at 8pm at the Egyptian Theatre on Main Street.  It is a fun show with unusual contests to help the judges and audience choose the Manly Man.  Tickets are $12 in advance or $15 at the door.

12th Annual Christmas in the Meadow Holiday Boutique - St. Mary's Catholic Church will host this annual event that features local vendors as well as vendors from the Wasatch Front.  Admission is free and and the Boutique will be held Saturday from 9am to 5pm and Sunday from 10am to 3pm.  Go get an early start on some Christmas shopping!

Tanger Tree Lighting - The Tanger Outlet Center will host its first Tree Lighting Ceremony to kick off the holiday shopping season.  There will be carolers, face-painters, hot chocolate, snacks, and Santa will make an appearance!  It will take place at 6pm on Saturday.

Snowbird, Utah; Ski Legend Dies In Avalanche

The legendary skier, cliff jumper and notoriously wild spirited Jamie Pierre was taken over a cliff in an avalanche triggered while riding with a friend at Snowbird Mountain Resort in Utah.  Pierre triggered the avalanche while snowboarding with a friend near the South Chute area around 3:15 pm Sunday afternoon. The area they were riding would have technically been considered within the bounds of the resort had it been open.   Below is a link to a video of Jamie Pierre’s incredible world record jump of a 300 foot cliff off of Feds Mountain at the back of Grand Targee in 2010.
