Thinner Air Might Boast Life Expectancy

By diana
Apr 28, 2011

Does living at higher elevations make your healthier?  A new study suggests that it does at least when it come to heart disease.  A study conducted by the University of Colorado School of Medicine and Harvard School of Global Health found that 16 of 20 counties with the highest life expectancy were in Colorado and Utah, at a mean elevation of just under 6,000 feet.  Compared to those living at sea level, women lived 0.5 years to 2.5 years longer.  Men lived 1.2 to 3.6 years longer then those at sea level.  The study was done over four years and analyzed death certificates from every county in the United States.

The researches do warn that just because you live at a higher elevation doesn't mean you can smoke, and not exercise and expect to live longer!  They think that by living in a high elevation it lowers your oxygen levels which turns on certain genes that may change the way the heart muscles function.  Professor Benjamin Honigman from the University of Colorado says, "They may also produce new blood vessels that create new highways for blood flow into the heart."  Studies done on South Americans living at 14,000 feet show they have more blood vessels in their hearts those living at low elevations.  When you have more blood vessels in your heart the blood is able to flow more effectively.

Here in Park City most of the town is around 6900 feet and higher in areas such as:  Upper Deer Valley, Empire Pass, The Colony, and parts of Old Town.  We already knew we liked it here but now we know it is good for our hearts!

1st Quarter Real Estate Stats for Park City - Increased Sales

By Delia Reece
Apr 26, 2011

For the entire Park City-Deer Valley area: real estate sales activity continues at a strong pace.  The number of sales in the first quarter were higher than any quarter since the summer of 2007.  This higher sales activity is translating in to a reduced inventory of properties for sale, with the number of properties listed for sale being about 1,100 fewer than two years ago.

Number of sales in 1st Quarter by Year comparison:

1st Quarter 2011 - 374

1st Quarter 2010 - 325

1st Quarter 2009 - 167

Prices continue to slip, with average prices above what they were for the 4th quarter of 2010 but below the average for the entire year ending in December 2010. There are many good values in our market but the few great deals are picked off quickly by the buyers. It is still a buyer’s market but this won’t last forever. We can already see a limited amount of inventory in selected price ranges and certain types of properties. As we have seen from past real estate cycles; the market can change from a buyer’s market to a seller’s market in a short period of time.

Deer Valley Specialist Real Estate Tip of the Week: Client Privacy

By Delia Reece
Apr 25, 2011

A Realtor who understands the special needs of a high profile client is a find.  Agents who can handle the sale or purchase of a luxury home without ever even hinting at  their clients’ name are worth more than their weight in gold and are in high demand.

How does the Realtor accomplish this?  By knowing and understanding exactly what the high profile client’s wants and needs are and being able to achieve them.  Sometimes this requires not only meetings with the client, but with the client’s decorator and designer as well.  Establishing guidelines for what the client needs is essential in this case and trust will play a big part in a successful venture into the real estate world.

A Realtor must be prepared to pre-screen properties, sometimes with the designer before presenting them to the client, then if they meet the criteria, arrange a private showing.  Once again, this is where the agent’s discretion comes in.

How can you find a real estate agent whose hands you can safely put your real estate needs into?  Ask your friends to share the name of their favorite realtor.

Deer Valley Specialist Best Buy Home of the Week

By Delia Reece
Apr 20, 2011

Great Value in Old Town

In the Old Town neighborhood of Park City, it is very hard to find a home that has a two-car garage and any kind of open space surrounding it.  Well, our best buy of the week has both and is priced very aggressively.  This charming 3 bedroom/3 bath home located on Park Ave right by the Park City Library and across from the City Park also has a dog park behind the home, so there is privacy and  nothing blocking the view of Park City Mountain Resort.  It has been newly remodeled with granite counter-tops and stainless steel appliances and is in immaculate condition.  It also has a hot tub and fireplace to enjoy after your day of skiing.

It is the perfect location for someone looking to be right in town, within walking distance of Main Street and Park City Mountain Resort, or you can hop on the free bus just steps from your driveway.  Nightly rentals are permitted. Oh, and did I mention the 2 car garage!!!  Priced at $649,900, you won't find a another deal like this one in Old Town!

Deer Valley Specialist Real Estate Tip of the Week: Your Dream Home

By diana
Apr 18, 2011

Ask any Realtor what their favorite part of the business is and they’ll tell you “When I see the looks on people’s faces after they've found their dream home.”

We’re in the business of making that vision you have of the house that’s just right for you into a reality and we believe in the dream.  We believe in investing in that dream and once you've achieved, we love to watch as you make that house your home.  You as a homeowner will take that house and change, modify and enhance it to become truly yours, for you and your own family.

You invest in your future when you buy a home, building equity, enhancing the value with your improvements and increasing your net worth with every change you make.  Owning your own home is an attainable goal for you and millions of others like you with flexible loan options and rates that have become more reasonable with the housing market on the rebound again.

Let a Realtor show you how easy it will be to make that dreams of owning your own home come true.
