Park City Weekend Picks for July 29-31

Driving around Park City the last few days it seems there are almost more bikers then cars!  It is such a great time to get out here and enjoy the cool, clean mountain air.  Here are a few activities/events we think are worth checking out this weekend.

Friday July 29th to Sunday July 30th:

Keith Lockhart and Time for Three - Keith Lockhart and Time for Three will perform with the Utah Symphony at Deer Valley's Snow Park Amphitheater on Friday at 7:30pm.  General lawn tickets are $25 for adults and $10 for students.  Reserved seating ranges from $60 to $85.  Tickets and more info can be found at www.deervalleymusicfestival.org.

Second Annual Redstone Art Fair - For the second year Redstone Center out at Kimball Junction will be holding the Redstone Art Fair on Saturday and Sunday from 10am to 5pm, admission is free.   Artists from around the nation are hand-picked and will be displaying and selling their pieces.  Everything from jewelry to photography to sculptures and more will be on display.

Tour de Park City - The 2011 Tour de Park City takes place on Saturday and this year will feature three different options for riders, starting with a Gran Fondo format.  Gran Fondo means "big ride" in Italian and is a hybrid race designed for professionals and beginner bicyclists.  The Gran Fondo is a 170 mile ride that takes riders through Chalk Creek to Evanston, WY, and back to Park City along the Mirror Lake Highway.  The other races are 100 miles and 50 miles for intermediate and beginner riders.  The races all start at Newpark Resort.  Visit www.tourdeparkcity.com for more information.

Canyons Concert Series - This week at the free Canyons Concert Series Southwest singer/songwriter will perform at 6pm at the Canyons.  Feel free to bring blankets, food, and drinks.  Concessions will also be offered.

Classic Sports Club Car Show - On Saturday the Bonneville Austin Healey Club and the Wasatch Mountain Jaguar Register will present its Classic Sports Car Show on Lower Main Street from 10am to 2pm.  Admission is free.

Idina Menzel - Idina Menzel, known for her performances in "Wicked" and "Glee", will perform with the Utah Symphony at the Snow Park Amphitheater at Deer Valley on Saturday at 7:30pm.  Lawn tickets are $35 and reserved seating ranges from $80 to $100.  Tickets can be purchased at Deer Valley Signature stores or at www.deervalleymusicfestival.org.

Lots to do this weekend, that is just a sampling of many of the things happening here in Park City!  We hope you have a great weekend!

Two Deer Valley Hotels Make Magazine's 'Top Ten'

The August issue of Travel + Leisure magazine came out last week naming the "World's Best."  Stein Eriksen Lodge was named second-best resort hotel in the U.S. and Canada and the St. Regis Deer Valley was named the 10th best.  In the list of top 100 hotels in the world, Stein Eriksen Lodge was #27, St. Regis Deer Valley #71, and Sundance Resort ranked #99.

The rankings are from average scores from a questionnaire given to magazine readers.  The voting took place from December 15, 2010 to March 31, 2011.  It is a great honor for two hotels in Deer Valley to make the list and three total in all of Utah.  It reassures people that live and visit here that Park City and Utah are world-class destinations.  St. Regis Deer Valley was extremely excited because the hotel is very new having only been open for a year and a half.

We hiked to Stewart Falls at Sundance Resort  on July 4th weekend,  the waterfall was amazing!  Everything is so green and lush with all the snow we received this winter.

Deer Valley Specialist Real Estate Tip of the Week: Broker Open Houses

One sure way to help sell a house is to let other Realtors know about it.  An agent will let the other Realtors in his office know a prime property has become available within their office and that starts the ball rolling, but a  Broker Open House will expose that particular property to every Broker in the area and has on occasion been the cause of an immediate sale.

Our Picks for Weekend Fun in Park City, UT - July 22-24

For those of you that don't live in Utah you might not know that this weekend is a State Holiday.  On July 24th, Utah celebrates Pioneer Day and towns around the state will be holding rodeos, parades, demolition derbies, and many other festivities.  Since the 24th falls on a Sunday, Monday the 25th is the official State holiday and most Federal and State offices will be closed.  There is a lot to do this weekend but be prepared to see lots of people out camping, hiking, and biking due to the Holiday.

Weekend Picks Friday July 22 to Sunday July 24:

Spiro Arts Open-Studio Event- The Spiro Arts Residency program gives artists the time and place to explore their talent and now they are ready to share some of their projects with the public.  Four artists, including a charcoal artist, filmmaker, painter, and a novelist will present their works in a free studio event at the Spiro Art Studio at 1825 Silver King Dr., at Silver Star on Friday from 6pm to 9pm.  Refreshments will be provided by Silver Star Cafe.  For more info go to www.spiroarts.org.

Von Trapp Children with the Utah Symphony - The Utah Symphony will present the Von Trapp Children on Friday at 7:30pm at the Snow Park Amphitheatre at Deer Valley.  Lawn tickets are $20 for adults or $10 for students.  Reserved seating is $50 to $65.  Tickets can be purchased at any Deer Valley Signature store or by calling 1-888-451-2787.

"The Princess Bride" - Prospector ARTS Books on Stage will present "The Princess Bride" at the Park City Community Church from July 22 to July 30.  Shows are Friday and Saturday at 8pm with a 2pm matinee performance on Saturday.  Showtimes Monday-Thursday are at 7:30pm with no performances on Sunday.  Tickets range from $6 to $9 or $39 for a family pass.

Chris Botti and the Utah Symphony - Jazz musician Chris Botti will perform with the Utah Symphony during the Deer Valley Music Festival at the Snow Park  Amphitheatre on Saturday.  The show starts at 7:30pm.  Tickets range from $15 to $85.  As always you are allowed to bring in a cooler with drinks and food.  Go to www.deervalleymusicfestival.org for more information.

Park Silly Sunday Market - Every Sunday through September Lower Main Street shuts down to traffic and from 10am to 5pm becomes a festival with vendors, food, bloody mary bar, beer garden, kid's area, and musical performances.  This week on the Main Stage Katie McMinn will play at 10am and The Neighbors will play at 2pm.

Real Estate Best Buys of the Week for Park City/Deer Valley

Our first pick is an Arrowleaf 3 bedroom/4 bath condo in Empire Canyon that has direct ski-in/out access to Deer Valley Resort.   We selected it as a best buy because it is priced $300,000 lower then any other 3 bedroom Arrowleaf on the market!  With others as much as $700,000 higher.  At a price of $1,399,000 this is a great opportunity to own a luxurious condo in a highly sought after ski-in/out community.  This unit is also a corner unit with beautiful west-facing mountain views.  This is a short-sale, so furniture is not included, but for the price you can buy your own and decorate it how you desire!

Park City/ Deer Valley 2nd Quarter Real Estate Stats

The 2nd Quarter real estate Statistics for the greater Park City area which includes Deer Valley were recently released. The trend of increased demand and prices ‘bumping along the bottom’ continues. The numbers show:

  • Supply is down 23% from a year ago.
  • Demand, evidenced by closed sales, is up 22% for the first 6 months of this year.
  • Price data suggests we may be near or at the bottom for overall market pricing
  • The number of home sales in Old Town are up 25%, prices are down -16% YTD
  • The number of home sales in lower Deer Valley is down -54%, and prices are down -1.3% YTD
  • The number of condo sales in lower Deer Valley is up 20.5%, prices are down -23% YTD
  • The number of condo sales in upper Deer Valley is down -31%, prices are down -3%

Utah and Salt Lake City Honored For Being Top Place for Business

Utah has been in the news a lot lately getting recognition for being a good place for business.  Governor Gary Herbert just announced that Fortune Magazine just listed Salt Lake City as one of the world's 15 "hottest" cities for business.  Results came from both economic data and conversations with local leaders.  Only two cities in the U.S were on the list, Salt Lake City, UT and Austin, TX.

The Utah Governor's Office of Economic Development also came out with a "Utah Top Ten," list of awards or recognition the state has received recently.  Here is that list:

Deer Valley Specialist Real Estate Tip of the the Week: Insulation

Insulation is the first line of defense for keeping cooling and heating costs in check.  Winter lets out the warm arm and summer lets in the hot, so good insulation is essential to help resist the heat flow to keep the ‘good’ air in and the ‘bad’ air out.  Today’s homes are usually well insulated, but even home less than ten years old can almost always benefit from added padding.

Start at the “top” with your house.  More heat moves up and through the roof than through your walls and floor, so head to the attic first.  Adding insulation to existing walls can be cost prohibitive, but keep it in mind if you’re planning a remodel.

Also find out what the right amount of insulation would be for your home.  Things to keep in mind are the climate you live in and your home’s design.  The Energy Department will provide rough estimates for minimum installation levels in six climate zones, but for a more accurate answer, check with a local building department.  Radiant barriers aren’t a type of insulation, but they can reduce cooling costs anywhere from 2-10%, depending on the climate and the insulation in the attic.
