Deer Valley Specialist Real Estate Tip of the Week: 2011 Homebuyer Survey

By Delia Reece
Jan 30, 2012

Each year, the National Association of Realtors® conducts a survey of home-buyers around the country. Last year they sent out a questionnaire to 81,000 people who bought a home between July 2010 and June 2011.

The results of the survey help both REALTORS® and sellers learn more about their potential buyer’s needs and preferences.

Last year’s buyers (both first-time and repeat) were a little more affluent than the prior year. But because loans are more difficult to get, homebuyers are still cautious with their money and expect to get a good price for a home.

More important than the price is the quality of the neighborhood. 67% of buyers chose the neighborhood over convenience to work (49%), price (45%) and having family and friends nearby (39%).

While the Internet continues to grow in popularity for house hunting, 91% of buyers chose to work with a REALTOR® to purchase their home.

The survey is chock full of interesting findings. To find out more, go to www.realtor.org.

Sundance Film Festival is still going on here in Park City so that means plenty of movies, concerts, and celebrity sightings.  So, check out http://www.sundance.org/festival/, to see what films you can still try to get into and what other events are happening this weekend.

Here are our picks for fun this weekend in Park City:

Park City Gallery Stroll - Every month, our Park City galleries offer the community a tour of their artistic wares. Each gallery in the Park City Gallery Association opens their doors from 6 to 9 pm, on the last Friday of the month, and encourages visitors to experience fine art and refreshments on our mountain town Gallery Stroll.  You will find a Gallery Association brochure in any of the participating galleries. Plus, this week you can also venture into the Sundance Sponsor Venues that are all along Main Street and maybe score some swag!

Curling Fever: Learn to Curl - The Park City Curling Club will host a disco curling party on Friday at the Park City Ice Arena from 9:30pm to 11:30pm.  No experience required so come out and and get your disco on while learning a new sport!

Guided Snow Shoe Hike - The Basin Recreation Center holds a free snow shoe hike one to two times a month and this month it is on Saturday.  Meet at 10:30am at the Spring Creek Trailhead and bring your snowshoes and water.  Feel free to contact Necia Emery at 801-597-1709 or email her at necia@basinrecreation.org for more info.

Silver Ski Nordic Tour - On Sunday everyone is welcome to join the Silver Ski Nordic Tour from White Pine Touring to Newpark Town Center.  Ski, bike, run, or walk what ever will get you there!  There will be hats, soups, beverages, and giveaways.  The event goes from 10am to 1pm.

We hope you have a wonderful weekend!

Deer Valley Specialist Real Estate Tip of the Week: Baby Boomers

By Delia Reece
Jan 23, 2012

With home loan restrictions tight for first-time home-buyers, real estate experts are now looking to the baby boom generation (those born between 1945 and 1960) to bring new life to the housing market.

Most maturing homeowners have lived in one place for many years and have built substantial equity in their homes, which can translate into a large down payment on a new home. According to the National Association of Home Builders, 60% of older home-buyers make down payments of more than 30% on new homes, making it much easier to get a loan.

The other important factor is that this group of homeowners is looking to make a change. They want to move to homes that accommodate their evolving needs. With housing affordability reaching an all-time high, baby boomers are eager to move to homes that offer more amenities and age-specific features.

If you are looking to relocate, be sure to talk with your REALTOR® about what type of home will best support your lifestyle.

Snow Forecast For The Next Five Days!

By diana
Jan 19, 2012

Utah went through the driest December we can ever remember but the snow is back and we are more then ready!  Utah has a big storm moving in and lots snow is expected through Monday.  With the 6 inches we got last night, we are excited to have the beautiful snow back on the ground and it is just in time for the Sundance Film Festival!  One great thing about Sundance is that most of the visitors are too busy seeing movies and going to parties so the slopes are uncrowded and there are no lines.  We will be enjoying the powder, how about you?

By Delia Reece
Jan 18, 2012

This week we are featuring an amazing home in the private gated community of Bald Eagle Club located in Upper Deer Valley.  It features 12,187 square feet with 8 bedrooms and 12 baths.  It has breathtaking south facing and west views of Deer Valley ski area, a fully outfitted chef's kitchen, and beautiful decks surrounding the home to enjoy the outdoors.  The ski prep room features lockers, boot warmers, benches, and easy access to skiing.

What really makes this home a best buy is that the price was recently reduced from $8,750,000 to $6,990,000! That is a 1.7M reduction!  Plus, 2011 was a good year for sales in Bald Eagle with four home sales, and there is currently one pending.  That is the most sales in one year in Bald Eagle since 2004.  So, it is the time to buy there due to lower prices and high demand.
