Deer Valley Specialist Real Estate Tip of the Week: The Perfect Resort

By Delia Reece
Jul 30, 2012

Buying a home in a beautiful resort location can be the fulfillment of a lifelong dream – to live in a place where you can enjoy year-round outdoor recreation, rich cultural opportunities and the support of a close-knit community.  Since personal lifestyle and locations vary greatly, it is important to ask yourself some questions about any area you are considering:

Does the area offer a variety of outdoor activities that you love?  The best investment locations are close to skiing in winter, and have areas for walking, tennis and golf for summer.

Is the local real estate market growing, with strong home sales and increasing home prices? These are signs of a healthy market.  A popular area where buyers outnumber the inventory of homes is a good investment.

Are there excellent hotels, spas, restaurants, shops and art galleries nearby?  Property values will grow in a prime location with world-class guest services. Does this all summarize like Park City?

With your REALTOR’s help, you can find the perfect resort location to fit your particular lifestyle.

Park City 2nd Quarter Real Estate Stats

By Delia Reece
Jul 24, 2012

The real estate market in the Park City/Deer Valley area has changed to a market with stronger sales, higher dollar volume, and low inventory. The real estate market here had the strongest 2nd quarter in the number of sales since 2006. Prices here have bottomed and for now it is still a buyer’s market. However, with the lack of inventory now, we may see some sellers “test the market” with higher prices. Below are the key findings for Jan-June 2012.

  • Sales have improved significantly. The 2nd quarter 2012 is the highest pended 2nd quarter sales since 2006

  • Supply is declining, we have the lowest inventory rate since April of 2007.

  • Prices have stabilized and the real estate market has bottomed.

  • 53% of all transactions are cash sales.

  • Rates are astoundingly low! In the range of 4.125% - for a 30 Year Fixed

  • As the percent of distressed properties decline, we may witness gradual price appreciation.

Deer Valley Specialist Real Estate Tip of the Week: Don't Lien On Me

By diana
Jul 23, 2012

Sometimes, when going through the home selling process, homeowners are surprised to discover that there is a lien on their property and that it must cleared before the sales transaction can be completed.

There are several ways to have liens placed on your home: The government can put a federal tax lien against your property if you fail to pay all your taxes. A contractor or a mechanic could place a lien on your home for unpaid services. A previous owner might have carried a note against the property, and even though the note was paid, the last owner forgot to sign a re-conveyance deed, so the property has a “clouded” title. And in some cases, other unresolved claims can show up when the title search is done.

While this discovery can be upsetting, liens are fairly common and can usually be handled in a straightforward manner. Before you sell, ask your REALTOR® how to find out if there are any outstanding liens on your property.
