Park City Mountain Resort opens for the summer season today (Friday). They will have the alpine slide, alpine coaster, zip lines, climbing wall, adventure zone, scenic lift rides, and more for all the family to enjoy. It is going to be a beautiful Memorial Day Weekend with temperatures in the 70's and a sunny outlook for the whole weekend. So get out and enjoy this beautiful mountain air! Annual Summit County Library Used Booksale - The Friends of Summit County Library members used book sale will be open to the public this weekend. Hours will be: Friday and Saturday from 10am to 6pm and Sunday from 3pm to 6pm. There will be books, DVD's and more for sale and all proceeds will benefit the Summit County Library to buy new materials and help with programs.

Jefferson Starship at the Egyptian Theatre - Jefferson Starship, featuring founder/guitarist Paul Kartner will perform at The Egyptian Theatre on Main Street on Friday and Saturday night at 8pm. Jefferson Starship evolved from the original band Jefferson Airplane, and were one of the most successful arena rock bands in the 1970s and early 1980s. Park City Film Series - This week the Park City Film Series will present Robert Redford's "The Company You Keep," at the Jim Santy Auditorium at the Park City Library on Park Ave in Old Town. The film is a story about a public interest lawyer who is a former 1970s radical antiwar fugitive wanted for a murder. After 30 years underground he must now go on the run in search of the one person that can clear his name. General admission tickets are $7 for adults and $6 for students and seniors. Guided Nature Walks - The Swaner EcoCenter at Kimball Junction, will offer a guided nature walk Saturday at 10am. The hike will explore the wetlands while looking for wildlife. The tour is $5 per person, please call 435-649-1767 to make a reservation.

Park City, Utah Is Top Ten Finalist For "Best Town Ever"

It was announced this week that Park City, Utah is a top ten finalist for Outside Magazine's "best town ever" contest! The winner will be decided via Facebook voting where participants can vote for their favorite finalist.

Outside Magazine selected America's top ten best towns based on nine categories including food and nightlife, access to green space, skiing, biking, surfing, paddling, running, great gyms and sports shops, and low commute time. Park City would be at the top of all those categories with the exception of surfing of course. With 3 world class ski resorts, over 400 miles of trails for biking, hiking, and running, two reservoirs within 20 minutes for paddling, fly-fishing on Provo River, and low commute times, Park City is definitely a front runner! The winner of the "Best Towns" competition receives a feature story in the September issue of Outside Magazine portraying the reasons why the destination deserves this honor.

Some of the other towns in the running are: Honolulu, Spokane, Bozeman, Greenville, San Diego, and Greenville. Here is what is happening this weekend in Park City, UT:

Park City Film Series - This week the Park City Film Series will present Park Chan-Wood's, "Stoker," rated R, at the Jim Santy Auditorium at the Park City Library on Park Avenue. The film follows a woman named India whose father dies in an auto accident and her unstable mother and Uncle Charlie who she never knew existed. Weekend Wine Series - The Fox School of Wine will hold a weekend wine series class this Friday and Saturday from 6-7pm at Silver Baron Lodge in Lower Deer Valley. Utah Olympic Park Offers New Activities For Summer Season

Utah Olympic Park is scheduled to open for the summer season this Saturday May 18th. This summer they have added some new activities that are sure to thrill Park City residents and visitors alike.

There will be three new adventure courses and a Drop Tower activity. The three adventure courses go from easy to difficult so you can progress you way up to the hardest one. The courses vary in height from 12 feet to up to 60 feet above ground. The Drop Tower is a 65 foot simulated "free fall" drop from a platform reached by a zip line. It is a great way to challenge yourself mentally and physically!

Utah Olympic Park is also introducing the new Adventure Pass priced at $40 per person. It offers guests unlimited scenic chairlift rides, and a choice of of three of the following activities: Summit Course, Canyon Course, Discovery Course, or Drop Tower. They are also offering season passes for summer which are $200 for adults and $100 for youths ages 6-12. A great deal if you plan on going their often.

The Utah Olympic Park of course will still have the popular Comet Bobsled, ziplines, alpine slide, and Flying Ace All-Stars Freestyle Aerial Show presented by Montage Deer Valley. The Flying Ace All-Stars Freestyle Aerial Show will take on Sundays at 1pm from June 9 to September 1. The shows features former and current Olympians and other elite athletes showcasing their aerial talent.

The Utah Olympic Park will only be open for weekends from May 18-June 2 from 11am to 6pm. Then will be on a daily schedule starting on June 8 - Sept. 2. The Alf Engen Ski Museum and Eccles 2002 Winter Olympic Games Museum will be open from 10am to 6pm for the regular summer season. If you have never been there you have to check it out it is definitely one of the coolest activities Park City has to offer and is unique to our town.

Real Estate Housing Market Report For May

REAL Trends just came out with their real estate housing market report for May and things are definitely looking up in real estate not just in Park City but around the nation.

REAL Trends reports that: "The May 2013 report shows that the rate of housing sales increased strongly in April growing 16.2 percent from April 2012. The annual rate of new and existing home sales for April 2013 was 5.731 million up from the 4.932 million recorded in April 2012. These are the strongest year over year results this year. The average price of homes sold increased by 7.9 percent in April 2013 compared to April 2012."

Real estate in Park City is also experiencing what the rest of the country is, with the best first quarter since 2007. Sales dollar volume is up 28 percent over last year, and current inventory is lower than it has been since 2006. That means that Park City properties are going quickly when placed on the market especially Park City single family homes.

Things are finally warming up this week in Park City and that means that it is time to start thinking about your summer activities. Park City High School Runner Shatters State Record

Ben Saarel a runner at Park City High School is a rare talent that doesn't come along very often. Saarel has been winning titles all track season and added to his list this past weekend at the BYU Invitational when he shattered the Utah state high school record in the 3200-meter finishing in 8 minutes and 49.08 seconds. Breaking the record by more than five seconds. It was also the fastest 3200 ever run by a U.S. high school athlete at altitude, which is anywhere higher than 3,000 feet.

Saarel also set the 3A record in the 800 with a time of 1:51:91, missing the state record by .02 seconds. He has also won the 3A cross country title and the Foot Lock West Regional championship last fall. He will be traveling to New York on Memorial Day weekend where he will compete at the Dream Mile competition with the best high school runners in the nation. He is a rare talent due to the fact that he can run long distance and do the 800, a race that requires speed.

We look forward to hearing more from this very talented Park City resident and wish him luck on his future races!

Con Brio Music Festival - The Utah Conservatory will present the Con Brio Music Festival on Friday and Saturday. Friday's concert is open to the public and will be held at the Park City Community Church from 7:30pm to 8:30pm. On Saturday the festival competition will be held at St. Luke's Episcopal Church with the final recital open to the public from 7pm to 9pm. There will be vocal solos, piano solos, and composition. Multiple Moose Sightings In Park City

There has been a recent series of reported moose sightings in Park City. Park City home owners know that this is a common occurrence this time of year due to the fact that moose are coming down from the mountains looking for food.

The moose were spotted in several Park City neighborhoods.

A moose munching on a tree along Iron Horse L00p A small bull moose close to a home on Woodside Ave. in Old TownTwo moose spotted along the 100 block of Main Street And another moose along the 100 block of Park Avenue The animals were also seen in the vicinity of the Deer Valley Dr- Aerie Drive intersection.

So if you are visiting Park City keep your eyes open for these beautiful animals, they are always quite the sight in person.

Park City Weekend Events April 26-28

Here is what is happening this weekend in Park City:

Park City Film Series - This week the Park City Film Series will feature, "Bidder 70" at the Jim Santy Auditorium at the Park City Library. "Bidder 70" is the story of Tim DeChris who disrupted a Bureau of Land Management oil and gas leasing auction in 2008 by bidding $1.7M for 22K acres to prevent drilling. He was later convicted and sentenced to prison. Showtimes are Friday and Saturday at 8pm and Sunday at 6pm. The Sunday screening will have a panel discussion with members of Peaceful Uprising following the film.

Wasatch Back Student Art Show - The Kimball Art Center will host the annual Wasatch Back Student Art Show that features work from students of Park City, Summit, and Wasatch county schools. The show will run from April 27 to June 2. Visit www.kimballartcenter.org for more information.

Earth Day Celebration at the Swaner EcoCenter - An Earth Day Celebration will be held at Swaner EcoCenter on Saturday from noon to 2pm. Huntsman Deer Valley Estate Could Be Developed

The Huntsman Family Estate located in Deer Valley on 60 acres stretching between Marsac Avenue and Royal Street is being considered for development. This grand piece of Deer Valley real estate has been on the market since 2009, and includes a 20,000 square foot luxury home.

The family and its partner are now wanting to develop the Deer Valley land instead of selling it. They are considering several development options, including one that would include a few luxury homes and another one that envisions building townhouses or duplexes in a clustered layout. Since Deer Valley has begun exploring the possibility of building a gondola linking the ski slopes and Main Street, the potential for building the development has increased.

Deer Valley hasn't released any detail about the route but the Huntsman estate could be a critical piece of land as the gondola is finalized. If the estate is used for a midway station it would provide ski-in ski-out access to numerous homeowners. Deer Valley has said the gondola could debut for the 2014-2015 ski season at the earliest.

'Reefer Madness: The Musical' - The Egyptian Theatre will present Dark Horse Company Theatre's "Reefer Madness: The Musical" on Friday and Saturday at 8pm and Sunday at 6pm. "Reefer Madness: The Musical" is based on the 1936 propaganda film, "Reefer Madness," which warned of the misinformed horrors of marijuana in society. Dishcrawl Event Gives Locals A Chance to Sample Restaurants

The ski resorts in Park City may be closed but many local businesses and restaurants remain open. This is a slow time in Park City, the transition into the summer season from the winter season. That is why Rebecca Noel an internet marketing coordinator at Deer Valley wanted to start the "Tastes of Spring with Dishcrawl" event this year, to help support local restaurants during a slow time, while letting locals discover new foods, without fighting the crowds.

There will be four restaurants featured in the Dishcrawl and only 40 tickets sold. The night will start off at Chimayo at 6:30pm. They will be serving a trio of tasting plate, to let locals know what Chimayo is all about. The next two restaurants on the Dishcrawl are a mystery to make it more of an adventure for participants. The last stop of the night will be Zoom where they will be showcasing their famous ribs, and new flavors from the new kitchen.

It is that time of year, things are warming up and the ski resorts are getting ready to shut down. All 3 ski resorts in Park City will be closing this Sunday April 15th. Prudential Survey Reveals That Consumer Confidence Is High

Prudential Real Estate came out with their 1st quarter survey for 2o13 and things are looking trending up in real estate sales. The survey reveals that consumer confidence in real estate and homes prices has reached a year long high, and buyers and sellers are motivated entering the spring buying season nationwide.

Real estate in Park City has also been trending up and it has been a very busy winter season for ski property sales. With interest rates still historically low, it is a great time to buy a Park City home or condo.

Moose Spotted On Main Street and Around Park City

There were at least three reports of moose ambling into neighborhoods last week in Park City. It is that time of year again where they are coming down to get out of the snow and look for food. It is always such a treat to see these beautiful animals but you must remember to keep your distance, especially if they are with their young.

One sighting was on in a yard in the 2100 block of Park Avenue. The moose stayed in the yard for a bit then headed for a bicycle trail nearby.

Another sighting drew many spectators because the moose was on the sidewalk in front of a store on the 100 block of Main Street on a busy Thursday evening! Nothing like going shopping and running into a moose!

We love observing these beautiful animals and one of the many reasons we love living in Park City!

Park City Sales Tax Increase Now In Place

Yesterday the sales tax you pay in Park City increased from 7.45 percent to 7.95 percent. Park City voters approved the increase on Election Day. The resort communities sales and use tax is charged on all purchases inside Park City except when someone buys unprepared foods.

The increase will bring in an estimated 3.2 million between mid-2013 and mid-2014. Park City leaders plan to put the monies toward Main Street improvements, conservation purchases and upgrades to storm drains and streets. The work planned in 2013 includes a redo of the sidewalk in certain sections on the east and west sides of Main Street, and the walkway outside Cafe Terigo. In the next five to seven years there will a redo of public plazas along Main Street, a redo of Brew Pub lot that will incorporate underground parking and public plaza, upgrade to Miners Park including new restrooms, and construction of a plaza at Coalition Park that will have restrooms and a trailhead.

That is just some of the great things that will come with the increase and to assure that Main Street stays current and a good draw for tourists and locals alike.

Deer Valley Specialist Real Estate Tip of the Week: Understanding Easements

When you buy a home or a piece of land, in Park City or Deer Valley, make sure you know about any easements attached to the property.

Easements are created for a variety of reasons: to connect county roads to neighboring properties, to share a well by two or more properties, for utility company’s present or future use, or to allow public access to National parks and beaches. Sometimes a neighbor has been using a portion of the land for several years without the owner’s consent and claims easement by prescription.

Easements usually transfer with the sale of the property, (called “running with the land”). Easements can determine how you can use the property, which could also affect its resale value.

Sometimes the seller won’t know about every easement. The title insurance policy should list any easements on the land and who benefits from them.

It is important to know where any easements are, because even if the easement owners aren’t using them now, they could exercise their rights in the future.

Featured Park City Development: The New Victory Ranch & Conservancy

Victory Ranch located in Kamas and overlooking the Upper Provo River corridor, Jordanelle Reservoir, and the Woodland Valley, was purchased in 2012 by Sterling Bay Companies. They had a vision of creating a community rooted in appreciation for the beauty of Utah's Woodland Valley. Now called Victory Ranch & Conservancy the new plan has been released and one of it's main objectives is to reduce the density to under 300 home sites, versus the previous development plan for 700 home sites. That leaves 6700 acres of conservancy land and the ability to help homes blend seamlessly into their environment and enhance natural sight lines.

Victory Ranch & Conservancy offers something for everyone. They have blue ribbon fly fishing on the upper Provo river, an 18 hole Rees Jones championship course, putting green, Clubhouse, back-country yurts and camping facilities, access to Back-country Trail System that lets you hike and bike in the summer and cross-country ski and snowshoe in the winter. Plus, you have skiing nearby at Deer Valley Resort and you are 20 minutes from Park City's Main Street.

Filming in Park City for Disney Film

Disney was in town last week, filming in the heart of Park City for an upcoming film. The majority of the filming was centered at the intersection of Park Avenue and 7th Street. Scenes took place in front of Davanza's and High West Distillery. The film crew stopped traffic and pedestrians, during the filming but most people seemed excited to see the action and didn't mind being re-routed.

The film will be broadcast on the Disney Channel possibly next winter, and entitled "Cloud 9." The Director of the film really liked the perspective of the Park City and hence decided to shoot here. Snowboarding champion Shaun White is an executive producer on the film.

Stein Eriksen Lodge Is Making Big Improvements

The luxury Deer Valley resort Stein Erikson Lodge is constructing a brand new ballroom, worth an estimated $5 million. It is the largest expansion that Stein Erikson Lodge has done in more than three years. The new ballroom will double the amount of meeting space and will seat 500 guests, making it one of the largest in Park City.

It is set to open in May, and construction is already under way at the luxury-resort. The space will have sweeping views of Deer Valley and a wall of retractable glass that will open to an outdoor terrace.

Park City meeting and convention bookings are rapidly climbing from the previous year according to the Park City Chamber. The number of inquires from January to July 2012 increased 100 percent from the same time period in 2011.

Park City Education Foundation Raises $41K

Volunteers took to the phones in the annual Phone-A-Thon, an annual event where volunteers call Park City parents asking for donations for the Park City Education Foundation. Those 130 volunteers were able to raise $41,000 for the non-profit in a single week! Also contributing to that amount were local Park City businesses that gave matching grants.

The donations will be used in every school in the Park City school district. One of the main reasons Park City education is above most in the state, is because of all the extra money put into the schools through these fundraisers. The community is always willing to step up to have those extras, to set Park City apart from other school districts. Yet another reason why we love being part of the Park City community!

Median Home Price Has Biggest Jump in Seven Years

According to an article published by Inman News this week, the median home price nationwide saw its biggest jump in seven years last quarter. The report from the National Association of Realtors also states that for-sale inventory hit its lowest level in 12 years. Nationally, the median sales price jumped 10 percent on an annual basis, the strongest annual price increase since fourth-quarter 2005 when the median rose 13.6 percent, NAR said.

Of the 10 metro areas with the biggest price jumps in the fourth quarter, seven were in the West. Park City real estate is also seeing an upward trend with inventory at it lowest since 2007. With low mortgage loan rates it is a great time to invest in Park City or Deer Valley real estate even as prices are slowly ticking up they are still low compared to where they were at before the market crash.

Ice Climbing Wall Now Open

Two Parkites Earn Big Air Medals at Park City Mountain Resort

Park City skiers Alex Schlopy and Joss Christensen earned silver and bronze medals at the Paul Mitchell Progression Session Big Air Event at Park City Mountain Resort, this past week. Schlopy and Christensen are both natives of Park City and they both attended the Winter Sports School in Park City.

Skiers performed two jumps during the slopestyle event, with the best overall score counting in the medal standings. It was a windy day at Park City Mountain Resort and both skiers had to adjust their decisions on what tricks to perform at the last minute. Both said they were happy to be home after the X Games competition the week prior.

FIS Freestyle Championship 2013- Deer Valley Resort

I'm here at Deer Valley resort today, witnessing some of the best freestyle skiers in the world competing for the 2013 World Cup FIS Freestyle awards in Mogul and Aerial events here at Deer Valley's Champion and White Owl ski runs this week. Watch as competitors twist, fly and race their way to the podium on the same runs used during the 2002 Olympic Winter Games.

All events are free to the public. Ladies and Mens Mogul qualifications will be this afternoon on Champion ski run, with the finals taking place from 7:00-8:00pm, Awards at 8pm, Fireworks at 9pm. Friday afternoon will be the Aerial qualification on White Owl. On Saturdat Feb 2nd, don't miss the Men's and Women's Dual Moguls, on Champion. Followed by the Awards at 7:45pm, Fireworks at 8pm.

Park City Real Estate Statistics - Year End 2012

Real estate is off to a good start in 2013, as the year-end 2012 statistical report released by the Park City Board of REALTORS^® indicates that in 2012 we saw an increase in the number of sales and total dollar volume, with real estate inventory the lowest it has been in over six years! The 2012 report also shows a slight gain in median prices compared to 2011, with the number of sales contining to climb in 2012 with a 9 percent increase over 2011 in all property types combined. With only 1,879 active listings on the market for 2012 compared to 2,146 in 2011, our real estate inventory levels have decreased by 12%.

The median price, for all property types combined (single family houses, condos, vacant lots and fractional interest properties), has rebounded nicely in 2012. Within the Park City Limits area, median single family home prices show an 8 percent increase over last year reaching $1,077,500. Condos are down three percent to $522,500 and vacant land is down two percent at $475,000.

The number of distressed properties on the market has continued to drop through 2012 and the number of Notices of Default has decreased compared to previous years. Interestingly, the prices of distressed properties that come on the market are listed very close to market price or sometimes even above market. For the fourth quarter in Summit County, distressed sales accounted for only 13% of total sales which is down 31% from the fourth quarter in 2011.

The Park City Real Estate market continues to strengthen with positive signs in the number of sales, dollar volume, pricing and inventory. The combination of all of these factors points to a continued active market through 2013. Prices in our market have generally been falling for four straight years, with many parts of our market 40-50% below where prices were at the peak. However the downward pressure on prices now seems to be over, and with inventory levels in decline, there aren’t as many choices as in the past. If strong buyer interest and activity continues, the number of sales, as well as prices will probably increase through 2013.

This past year, about 32% of high-end home buyers paid all cash for their homes, while the others got loans to cover most or all of the purchase price. In Park City and Deer Valley cash buyers account for about 48% of property purchases.

Even though there are a lot of advantages to paying with cash, luxury buyers for Park City and Deer Valley properties with financing can compete against cash buyers if their terms are attractive and they offer a significant down payment.

How much is “significant”? Buying a high-end home is different than median range homes where you can put 20% or less down. With multi-million dollar properties many lenders require higher down payments for larger loans, so luxury homebuyers usually offer around 30% or more for a down payment.

Before you call your REALTOR® to cancel the deal, first know that “seller’s remorse” is a common malady that strikes many home sellers that usually passes over time.

Cancelling a sale can have several unpleasant consequences, because your agreement to sell is legally binding. Therefore, it’s important to know the extent of the buyer’s legal recourse against you. For example, if the buyer asks a court of law to require you to sell the property, you will incur the costs of a court case, whether or not you keep the property. The buyer could sue you for damages and the buyer’s costs of closing the sale. You may also be required to pay the broker’s commission.

Before you cancel the sale, talk to your REALTOR about the possible consequences.

We had quite the snow storm this week and Deer Valley Resort is reporting a 48" base, Park City Mountain Resort a 50" base, and Canyons a 48" base. A Christmas Carol on The Air - "A Christmas Carol" will be told as a live radio broadcast at the Egyptian Theatre on Main Street on Friday and Saturday night at 9:30pm and Sunday at 6pm. This holiday classic has been produced into an original work starring Utah Shakespeare Festival Founder Fred C. Adams as Scrooge. Winter Solstice Electric Parade - Come celebrate the shortest day of the year at the Electric Parade on Friday starting at 6pm. People and businesses decorate their car, motorcycles, and bikes in Christmas lights and decorations to be a part of the parade. The Electric Parade begins at the City Park, goes up Park Avenue, and ends on Main Street.

Quixotic Fusion at the Eccles Center - Quixotic Fusion, is an cast of aerialists, dancers, fashion designers, filmmakers and musicians, that will perform at the Eccles Center on Saturday at 7:30pm. This incredible show has a mix of edgy movement and sound. Tickets range from $20 to $67 and are available by going to www.ecclescenter.org.

Beethoven Festival Winter Concert - The Park City Chamber Music Society's Beethoven Festival will present a winter concert at Park City Community Church on Saturday at 7:30pm. There will be a violinist, clarinetist, violist, cellist, pianist, and a soprano. Tickets are $20 for adults and $15 for students and seniors.

Kurt Bestor's Spectacular Christmas - An annual Christmas tradition at the Egyptian Theatre, Kurt Bestor returns with his band for a night of original and favorite Christmas music. Kurt Bestor is an Emmy-Award winning Composer and Musician, whose musical celebration of the holidays is timeless. Performances start Sunday night and go through Christmas Day. Deer Valley Specialist Real Estate Tip of the Week: Remodel Without a Permit?

The practice of home remodeling without a permit is a surprisingly common occurrence, and there are a lot of good reasons why homeowners decide to forgo that part of the process.

Remodeling permits cost money. Fees vary greatly, but often amount to around 1% of construction costs. Sometimes city codes pose unreasonable requirements that add extra expenses. Getting a permit is a hassle; there is too much red tape and often a backlog of applications, which can cause project delays.

But bypassing the permit can have real consequences, especially when it comes time to sell the home in Park City and Deer Valley.

According to the American Bar Association “Legal Guide to Home Renovation”, lenders often refuse to give loans on homes with permit-less renovations. To correct the problem, the city may impose a large fine and require the seller to tear down the remodel and start again with a permit.

No matter what the size, if you’re planning a home renovation project, avoid future headaches and take the extra effort to get a permit.

Justin Shandor, who was named the World's Ultimate Elvis, will perform Elvis favorites from the 50s, 60s, 70s, and Christmas songs. Holidays on Main - The fun on Main Street continues this weekend with holiday activities. On Friday night there will be carolers performing from 5pm to 7pm and one of your last chances to vote on your favorite decorated store window contest.
