The homes in Lower Deer Valley are located in many different subdivisions and consist of both primary residences and second homes and consist of older homes that may or may not have seen renovations over the years, while others are new builds who's styling is more modern and contemporary architecturally. These homes are not ski-in, ski-out but have amazing resort and mountain views and have the convenience of being easiest to get to of all the areas of Deer Valley and closest to Park City's historic Old Town. Many of the subdivisions have trails that run through them offering easy access to summer activities such as hiking, biking, and trail running. These trails link into Park City's award-winning and extensive 400+ trail system.

The subdivisions that are higher in elevation offer some of the best views of both Deer Valley Resort, Park City Resort, and the greater Park City area. The neighborhoods of Hidden Meadows, Solamere, Hidden Oaks, and The Oaks at Deer Valley. The homes in these desirable Lower Deer Valley neighborhoods are typically 4,000 to 8,000 square feet in size. The Oaks at Deer Valley and Hidden Meadows do not offer nightly rentals. The Solamere neighborhood does allow for nightly rentals and even has a clubhouse with a pool, hot tub, and tennis courts.  

Closer to Deer Valley Drive are the neighborhoods of Morning Star Estates, which has larger, estate sized lots that range from 3 to 23 acres with the typical lot being 8 to 10 acres. Nordic Village is a small residential community that is just off of Deer Valley Drive with easy access to Snow Park Lodge via free city bus. It offers nightly rentals and the homes range in size from 2,500 to 5,500 square feet with 4 to 6 bedrooms.
